Project Manager for a General Contracting company in NYC
We expect our managers to work independently as well as part of an effective team, and to be able to build good relationships at all levels, internally and externally.
Project Manager review plans and drawings, prepare estimates according to budgets.
Participate in Pre-Construction preparation, with the goal of completing all buy out prior to mobilization. Target Subcontractors and vendors for awarding purchase orders.
Prioritize duties and work under pressure - Work with both Superintendent and APM to ensure materials are approved, purchased, and arrive onsite when needed. Being able to evolve and adjust as the project changes.
Excellent written and verbal communication skills - An PM is always expected to be articulate and communicate with clients in a diplomatic and professional manner. PM is responsible for communicating with people involved in a project (owners, vendors, subcontractors, etc.), and with a design team.
Attend meetings, keep detailed meeting minutes and prepare meeting minutes for publishing to the project team
Process submittals, RFI’s, transmittals, and obtain Certificates of Insurance, as the project requires. Maintain submittal log, RFI log, and CO logs to ensure they are current and correct. Create and update the drawing log and ensure it is updated every time a new drawing is issued by the client or approved by the architect or engineer. Also, prepare sub-contracts. Pursue and monitor submittals and track deliveries of materials. Verify all submittal conformity to plans & specifications.
Collect superintendent daily reports, weekly project pictures and safety documentation. Review for completeness and include in project file. Inform PM of deficiencies
Distribute all punchlists and the follow-up as necessary to ensure timely completion of punchlist work. Collect all required close out documents for certification. Assemble the close out documents and address non-compliant subcontractor directly for compliance.
Knowledge of construction software and Microsoft Office is required.
